Buying a new home is likely one of the biggest decisions you will make in your life; likely your biggest investment long term.  Be sure that you are not buying a problem that you are not aware of.  We can assist with that.  The home market in Southern California is very competitive.  Likely, you will be in a position that the new home you are purchasing will have some issues that you will have to address.  With the pressures of a competitive market you MAY not get the complete and proper offsets from the seller.  SO you need to make an informed decision about your purchase.

Things to do when buying a new home:

  1. Make sure you do a good physical inspection including foundation and drainage (possibly a civil engineer or structural foundation expert depending upon the circumstances.)
  2. Have YOUR insurance agent get a CLUE report.  This stands for Comprehensive-Loss-Underwriting-Exchange.  It is a record of any and all insurance claims made on the property.
  3. if there is an HOA make SURE you ask for the last few years minutes and review them along with a balance sheet from the HOA.
  4. Get a mold inspection.  Not simply taking air tests but a good comprehensive mold physical inspection.
  5. Make sure you get all of the information supporting anything on the transfer disclosure statement.  Anything to do with water, report that to your inspector.

Taking air tests is NOT a mold inspection and only gives you information that by itself is not helpful.  You need to know if there are problems that exist.  If they do, air tests will not give you any insight on how to deal with them.  While air tests can be a useful tool, they are expensive and typically give us information that if you did a competent mold inspection you would already know.  Call SOS we can find out what is going on and make sure that it is fixed properly.  Without having to take air tests initially.
